Reserve Your Dates

When you are ready to reserve we will mail/email you a rental agreement to sign and return with your 50% reservation deposit payment (of rental fee only). The balance, taxes and refundable security/damage deposit will be due upon arrival at the home. Additional payment arrangements are available for longer term rentals of 4 months or more.Please read our rental policies for more information regarding reservations, deposits, cancellations and refunds.

We will not know our winter season 2025/26 availability until October 2025, as we always give our current guests the opportunity to reserve for the following year before we open the dates up to new guests. We have some of the most reasonable all-inclusive, monthly, pet-friendly rental rates in Indian Rocks Beach. No additional pet fees or pet deposits, all utilities and basic exit cleaning fee is included in the rental fee*. Contact us now to reserve your dates; our calendars book-up quickly. All rates are subject to change without notice, so please email or call 727-517-1888 to confirm. We accept payment in the form of personal check or cash (USD $ only). We require a signed rental agreement and 50% reservation deposit to hold your desired dates - the balance is due upon arrival/check-in at the home.

Refundable Security/Damage Deposit - We require a refundable security damage deposit during your stay with us (longer term stays may require a SD deposit in an amount that is more than the posted amounts above - please call to confirm). This deposit is refundable after exit cleaning/ inspection/ inventory of the rental home. If there has been damage caused to the home during your stay, the security/damage deposit is used to cover the cost of replacements and/or repairs. Smoking is not permitted inside any of our rental homes. Violation of the smoking policy will result in automatic forfeiture (to the Landlord), of your entire security/damage deposit; no exceptions!

Reservation Deposit Cancellation & Refund Policy -Cancellation periods are based on several factors, including: time of year, length of stay, etc. Please inquire to find out what our cancellation & refund period is for your specific desired dates. Refunds are not issued for early departures or late arrivals.

2014 - "Fantastic Pet-Friendly place - We reciently stayed at the Cozy Cottage for the second time and it was just as nice as the first a couple of years ago. The courtyard is fenced in with a gas grille so you can cook out with your pet and the location is perfect. Just 2 blocks to the Gulf Of Mexico. I think it is a Hidden Jem and would highly recommend it to people that are O.K walking up a flight of stairs as the cottage is upstairs. This well equipped little upstairs apartment has all that a couple needs for a Florida vacation along the Gulf coast. Just a short drive from St. Pete/Clearwater airport, the unit is well equipped with anything one might need for a beach vacation. I can't think of anything the owners have forgotten. It's located just two blocks from the beach in a quiet little neighborhood in Indian Rocks. Beach chairs, umbrellas, coolers, kayak, frosted mugs in the freezer... What else could you ask for? November 2012 - "We recently took our time and drove from Chicago to Indian Rocks Beach and stayed at the Cozy Cottage. It was a wonderful relaxing vacation. Indian Rocks Beach and the Cozy Cottage were perfectly located to allow us to do various day trips to places we wanted to explore. Clearwater is just a little up the road - St Petersburg just a little down the road and Tampa just a short ride to the east. We found some incredible restaurants nearby and the all day pass on the Jolly Trolley was a wonderful alternative to driving to explore the area. Many of the restuarants have incredible early bird deals (love Salt Rock Grill and Crabby Bills) and very entertaining happy hours. The cottage was impeccible - better then home and so incredibly clean. It is decorated very tastefully - with a lot of thought put into it by the owners to provide everything you would need during your stay. The owners of the cottage have a group of cottages right there - each with your own private yard area and then a common courtyard. They are great hosts - giving you your complete privacy and space - yet if you would like to socialize - very warm, charming and interesting people. We would definitely recommend this cottage and if you need more space - I was able to see the interiors of the other cottages and was VERY impressed with how they looked - like a makeover or something off of HGTV - all beautifully decorated and BEAUTIFUL. June/July 2012 - "My husband and I came to Indian Rocks Beach for our honeymoon and stayed at the Cozy Cottage. We were hoping for a place that was very calm and not so touristy. There were many great little restaurants and when we chose to do the more "touristy" things, they were a very short drive away. This beach location was PERFECT! The house we stayed in was wonderful, also! Roxanne and Brian have everything you would possibly need on a vacation already available in the house. Oct/Nov 2009 - "We spent a month in Indian Rocks Beach in the Cozy Cottage. We greatly enjoyed our stay. The cottage is well equipped and very well located, only minutes walk to get to the beach. We went there everyday. We brought our bikes and rode them every day, mainly on the Pinellas Bike Trail. This trail is very nice, paved and takes place over 49 miles through cities and wilderness areas. We traveled along its entire length and particularly enjoyed the section between Honeymoon Island and Tarpon Springs, very nice. We also rode the trail to St. Petersburg and really enjoyed the St.Petersburg Pier .
But the most important point is the quality of reception. The owners, Brian and Rox were friendly and concerned about our comfort and well-being during our stay. Always ready to render service and to inform us, really strong point of Indian Rocks Rentals! They provided us a great service when we had mechanical problems with our car. Indian Rocks Beach is the perfect destination to just get away...we went to a lot of different beaches up and down the coast from Clearwater to St. Pete, and Indian Rocks Beach was our absolute favorite! Beautiful sand, warm, clear ocean, and gorgeous sunsets. I also loved the little eateries within IRB, all within walking distance! We tried a lot of the local quisine, and loved it. Some of the places we stopped in were Guppy's, Cuso's, the Thai resturant, PJs, Pinky's Ice Cream (the best in IRB), TJ's, Keegan's, and a bunch more. Also, using the PSTA trolley was a great option for us, so there was no need to rent a car. I would highly recommend staying in Indian Rocks Beach. The condo is lovely, looks exactly like the pictures on their website so we had no unpleasant surprises. It was very clean and neat and had everything we needed. The sunsets on the beach were breathtaking and the food at the wide selection of restaurants close by was absolutely fantastic. We looked at all sorts of options for our stay in Florida from condos to hotels, and we are so glad we found your rental. For others looking at staying here, its location is perfect. It took us about three minutes to walk from the house to having our feet in the water. At first when we were looking for a place to stay, we wanted something right on the beach, but this is actually better. We were away from the noise of the main street and other tourists, and felt like we had a more quiet and relaxing getaway because of it, yet still felt like we were right on the beach. 03/06 to 04/21/2023 - My Stay "SunRise Villa 1b/1b". First off, this is my 2nd time around here. I stayed across the hall [SunSet Villa 2b/2b] last year for 6 months. Rox and Brian are the best people you'll ever get to know! I consider them to be family. Any issues are resolver right away. There are usually NEVER any issues though. They respect your privacy but welcome you downstairs to sit and chat about life and all its mysteries. They see people come and go over the years and they leave an impression that's everlasting. It's so nice to be so close to the beach in such a cozy, charming environment. I will definitely revisit again and again (if they''ll have me). July 2012 - "We recently returned from a fabulous week in Indian Rocks Beach. We stayed across the hall from the SunSet Villa in the SunRise Villa as Rox and Brian felt this would better suit us for our stay. This rental was evrything it claimed to be and more! We just moved in with our clothes. Everything from linens, towels and a beach kayak was provied for us, not to mention even spices in the cabinet!. June 2020 - I stayed at the palm cottage for a whole month and it was an absolute dream. The house comes fully loaded with all the fun toys and practicalities for a fantastic time at the beach. Plus, it was cleaned to the nines. The outdoor space in the back is huge, perfect for a dog or having a nice meal. I went to the beach every day using the entry on 12th street. I mention this because it is nice not having to worry about the crowds that come with using the main Indian rocks access. If you have kids, the house is situated between two lovely parks: one with a nature boardwalk, the other with a skatepark/playground. Lastly, Rox and Brian are AMAZING hosts. The first day they set me up with everything I needed in addition to just being really kind (and local). I cannot recommend the Palm Cottage enough! Leah, Tampa, FL

04/2014 - "It is our last night here in your lovely home. The month has passed by so quickly. We've enjoyed the quiet neighborhood and of course the beautiful community of Indian Rocks Beach. The weather was almost perfect with the exception of one or two days of rain...which was a great reprieve from the sunshine & beach. We went to the beach very often and enjoyed the pool in the evenings after dinner. We loved having your privat house... a nice change from a high-rise condo. A lot of evenings were spent out in your backyard listening to music or just chatting. Your house was very comfortable and I would definitly recommend it to anyone who asks. It was also a nice touch to have things on hand like salt, pepper, tin foil, spices, etc. Your kitchen is well equiped for cooking. We enjoyed many meals at your patio table. A wonderful holiday! Privacy/Security Policy - The safety and privacy of our guests is of the utmost importance to us and we make it our TOP priority! It is for this reason that we choose to not publicly list the addresses of our vacation homes or post photos of the fronts of the homes on our websites. We also do not give the address to potential guests or allow showings at any of the homes while they are occupied by guests. In addition, we do not place signs at the property or on the lawn to advertise our single family rental homes (these homes look like any other owner occupied home on the block with the exception of the required identification required by the city of IRB vacation rental ordinance). All of our listed homes are in Indian Rocks Beach City limits and are located between the Walsingham Causeway Bridge (688) and the Belleair Beach Causeway Bridge (686). We are happy to give you the nearest cross streets for the home's vacinity, but the exact address to the homes are only given after a lease has been signed by guest(s) and the reservation deposit has cleared the bank. This insures that we do not jeopardize our current guests security, safety or privacy by notifying the public that the home may be occupied by tourists (whom may be carrying cash or valuables such as jewelry, cameras, etc.). In addition, many vacationers leave the rental home unoccupied for long periods during the day while they are at the beach or enjoying day trips to local attractions which make the homes & your personal belongings an easy target for the small majority of criminals that are looking for vulnerable properties. This policy also protects the security/safety of the individual Owner's homes during the times the homes may be vacant. 

Noise Violation & Disturbance Policy - We are local hosts that live and work in Indian Rocks Beach and we respect our neighbors' right to quiet enjoyment of their home and property, so we take this policy very seriously!!! The host properties are located in peaceful residential neighborhoods and are best suited for relaxing family visits, senior and snowbird holiday rentals, temporary housing & relocation, corporate business travelers & traveling nurses/doctors/students, or a "couple's getaway". Our properties are unsuitable for guests/tenants looking to play loud music, host parties/events or entertain large groups. If guest behavior or noise results in a complaint from a neighbor or any violation or fine as set forth by the City of Indian Rocks Beach laws and ordinances, or any other violation of the rental agreement, the Sheriff will be called and you will be asked to vacate the property immediately, with no refund issued to guests/tenants. Excessive Noise Violations may also result in a citation being issued and a monetary fine being imposed upon the violator(s)/guest(s) by the City or local Sherrif. Occupancy and Visitor Policy - The rental agreement specifies the exact number of adults, children and pets allowed to stay as guests in the rental unit. If a number greater than the agreed upon number or ages occurs, you will be asked to leave with no refunds. If you plan to have local visitors at the home during your stay (family member/Friend), they must be listed on the rental agreement in the visitors section of the agreement and must be approved by the property owner. The guest signing the rental agreement assumes all responsibility for the actions and behavior of all guests, visitors, and pets and agrees to follow the rules of the property posted therein. Children under the age of 21 may not be left at the rental home or on the premises (at anytime) without parental or adult (25 years or older) supervision.

Manditory Evacuation Storm Policy - If the State or local authorities order a mandatory evacuation during a Tropical Storm or Hurricane, you must evacuate from the rental home immediately and seek shelter on higher ground in a non-evacuation zone hotel or designated storm shelter. Guest/tenant(s) are responsible for any and all fees incurred due to evacuation orders.

Smoking/Vaping Policy - Many of our hosted homes have private yards, patios, or outdoor deck areas where smoking/vaping is permitted. Smoking/vaping is NOT permitted inside any of our listed homes. This policy is strictly enforced, and violation of this policy will result in immediate early termination of the lease agreement, and forfeiture of your security/damage deposit. If the lease agreement is terminated for violation of this policy, owners do not provide refunds for the remainder of the rental term. This applies to all types of smoking/vaping tobacco's & herbs. No exceptions!

Pet Policy - All pets must be listed on the rental agreement at the time of signing. Prior to your arrival owners require a note from your vet verifying that your pet is current with all of their vaccines, licenses, prescription heartworm, flea, and tick medications. In addition, all guests/tenants are personally responsible for cleaning-up after their pets (whether on the rental home property, or during a walk around the neighborhood). Your pet must be on a leash at all times when not in a designated fenced area/yard on the host property. Please crate your pet if they are destructive when left alone in unfamiliar surroundings, you are responsible for any and all damages to the property and/or extra cleaning fees that may result from your pet being destructive.

Your pet is permitted to stay alone in your rental (while you are out), if they are a NON-BARKER, but please leave on TV for company. If they are noisy when left alone, please take them with you when going out. If your pet's behaviour or excessive barking is disruptive to neighboring homeowners/tenants (is agressive,continuously barks in your unit, etc. and results in a complaint to us or local authorities), you will be asked to hire an onsite pet-sitter and/or board him/her during the remainder of your stay (whenever you leave the home) or you will be asked to leave/vacate the property, with no refund issued.

Pets are not allowed on Indian Rocks Beach per Sec. 74-62. - Animals. The closest pet-friendly beach is located at the Belleair Causeway Bridge which is a little over a mile from our rental homes. Refundable Security/Damage Deposit - All owners require a refundable security damage deposit during your stay in the rental home. This deposit is refundable after exit cleaning/ inspection/ inventory of the rental home is completed. If there has been damage caused to the home during your stay or excessive cleaning is required after your departure, the security/damage deposit is used to cover the cost of replacements, repairs and/or excessive cleaning fees. If the security/damage deposit is not enough to cover damages/cleaning that have occurred, the guest will be billed and liable for the excess amount that is required to make the repairs and return the home to the condition it was in at time of guests arrival. 

Reservation Deposit Cancellation & Refund Policy - Cancellation periods are based on several factors, including: time of year, length of stay, etc. Please inquire to find out what the cancellation & refund period is for your specific desired dates and home. Refunds are not issued for early departures or late arrivals at any of the homes, for any reason.

Owner Cancellations & Refunds - Each vacation rental homeowner/landlord reserves the right to cancel guest reservations/lease agreement at any time and for any reason without being liable to Tenant/Guest for any damages or losses incurred by Guest/Tenant. If Landlord/Owner cancels the reservation/lease agreement before Tenant occupies the premises, all deposits and rental fees received by owner/landlord from Guest will be refunded in-full by landlord/owner. This is a licensed vaction rental govererned by FS 509.092. 

Right to Refuse Policy - Florida Statute 509.092 Public lodging establishments and public food service establishments; rights as private enterprises. Public lodging establishments and public food service establishments are private enterprises, and the operator has the right to refuse accommodations or service to any person who is objectionable or undesirable to the operator, but such refusal may not be based upon race, creed, color, sex, pregnancy, physical disability, or national origin. A person aggrieved by a violation of this section or a violation of a rule adopted under this section has a right of action pursuant to s. 760.11.

Laundry Policy - Linens & Towels - Each home is equipped with bed linens and towels, and a washer & dryer is available for guest use during their stay. Use of bleach/bleach-alternative products are not permitted when laundering linens & towels provided by the owner. If bleach/alternative is used by a guest when laundering owner-provided linens and/or towels and the item(s) become bleach-stained, the guest will be required to cover the costs associated with replacing the bleach-stained item(s).  If the damaged item is part of a matching set and the individual item cannot be purchased individually to match & complete the set, the guest will be responsible for the costs associated with replacing the entire matching set. Replacement costs will be deducted from the guests security/damage deposit and the guest will be provided with a copy of the receipt for the replacement item(s) purchased. Guests are not permitted to use linens or towels for cleaning purposes as they may become damaged or stained by cleaning chemicals. Cleaning & work rags are provided by the owner specifically for this purpose. This replacement policy also applies to linens & towels that are damaged by guests ie: torn/cut, permanently stained, and/or removed from the home/lost.
